Design of a New Waterfront Property

THE SETTING A waterfront plot situated in an area with strict regulations concerning the roof slope and ease.

THE SCOPE Design a new residence with four bedrooms, a library, a gym, a three-car garage and a pool. An independent apartment above the garage. Separate access to the kitchen.

THE CHALLENGE Design a coastal residence, hurricane resistant and sustainable, with specific adjacency requests. Discreet circulation, the layout to be centered on entertaining. Create a dramatic entrance with a wow-feature and an immediate view to the waterway.

THE CONCEPT Our approach was to set the stage right at the entrance with a water feature enhancing a floating staircase, and a view opening to a majestic double height space with its two-story windows, looking out over the pool and the waterway beyond. The night zone is discreetly accessible from the circulation and each bedroom has its own orchestrated views and garden. A smooth transition between functions makes this villa the epitome of a luxury lifestyle.

The residence is Leed Platinum with solar paneling and geothermal heating, while recycled materials are  specified for flooring, walls, countertops and outdoor furniture. Upcycled bottle glass, repurposed hardwood floors, organic paints and reconstituted stone surfaces made of industrial waste show how sustainability can be glamorous. Furniture from 3d-printed agricultural waste boasts modern and elegant shapes and a finish belying the origin of the material.
